Condo owners: start with the master policy

Half the homes here are in buildings with 50 or more units. The association's master policy decides where your condo policy starts, so ask for it, including its wind deductible. If the association assesses owners after a loss, loss assessment coverage on your condo policy pays your share of a covered assessment. The standard form pays $1,000, and you can buy more.

Know your named-storm deductible

Many policies here carry a separate deductible for named storms, usually a percentage of the home's insured value. The Alabama Department of Insurance says these run from 1% to 10%. On a $300,000 home, a 5% deductible means you pay the first $15,000. Check whether yours applies per storm, per season or per calendar year.

Tell us if you rent to vacationers

If you rent your condo or house to guests, say so when you quote. The standard condo and homeowners forms don't cover theft from the part of your home you rent to others, and a short-term rental usually needs an endorsement or a different policy.

Wind and flood are separate decisions

Homeowners and condo policies exclude flood, and so do policies from the Alabama Insurance Underwriting Association, the backup market here for homes private carriers won't write. In flood zones A and V, AIUA requires a flood policy, except for condo units above the second floor. Most flood policies start 30 days after purchase, so decide before storm season.
