This is the core of your home insurance policy. Dwelling coverage pays to repair or rebuild your home if it's damaged by a covered event — fire, windstorm, hail, lightning, or vandalism. It covers the structure itself: walls, roof, floors, built-in appliances, and permanent fixtures.
The key question is whether your policy covers replacement cost or actual cash value. Replacement cost pays what it actually costs to rebuild. Actual cash value deducts depreciation — meaning you get less money for an older roof or aging HVAC system. We always recommend replacement cost coverage.
Other Structures
This covers structures on your property that aren't attached to your home — detached garages, sheds, fences, pools, and guest houses. It's typically set at 10% of your dwelling coverage, but if you have significant outbuildings, you may need more.
Personal Property
Personal property coverage protects your belongings — furniture, electronics, clothing, appliances, and more — if they're damaged, destroyed, or stolen. This applies whether the loss happens at home or anywhere in the world.
Standard policies have sub-limits on high-value items like jewelry, art, firearms, and collectibles. If you own anything valuable, ask about scheduling those items separately for full coverage.
Loss of Use / Additional Living Expenses

Standard policies start at $100,000, but we typically recommend $300,000 to $500,000 — and pairing it with an umbrella policy for even more protection.
Medical Payments
Medical payments coverage pays for minor injuries to guests on your property regardless of fault — no lawsuit required. It typically covers $1,000 to $5,000 in medical expenses and helps prevent small injuries from becoming big lawsuits.

What's the difference between replacement cost and actual cash value? Replacement cost pays what it costs to rebuild or replace your home and belongings at today's prices. Actual cash value deducts depreciation, so you get less — sometimes significantly less — for older items and structures. We strongly recommend replacement cost coverage.
Does home insurance cover flooding? No. Standard home insurance does not cover flood damage. If your home is in a flood-prone area — or even if it's not — you'll need a separate flood insurance policy. We can help you get one through the National Flood Insurance Program or a private flood carrier.
